Can The Landlord Evict Me For Having Parties?

The landlord might be able to evict you for having a party if the neighbors were disturbed and you have received previous written notice from the landlord not to have any more noisy parties or parties involving illegal activity. The landlord's position might be bolstered if your lease contains rules restricting parties, the tenant had reasonable notice of the rules and the rule itself does not work a substantial modification of the agreement. (See § 76-1422.)
